How buying a home in Spain works

The steps are simple once someone explains them. Here is the path from first viewing to the keys, in plain words.

From viewing to the keys

  1. Step 1

    Get your NIE

    The NIE is your Spanish tax number. You need it to buy, open a bank account and pay taxes. We help you apply, in person or through a power of attorney.

  2. Step 2

    Reserve the property

    When you find the right home, a small reservation deposit takes it off the market. This holds the price while the checks are done.

  3. Step 3

    Legal checks

    Your independent lawyer checks the nota simple at the land registry: who owns it, any debts and that the paperwork is clean. We work alongside them.

  4. Step 4

    Private purchase contract

    You sign the private contract and usually pay 10 percent. It sets the price, what is included and the completion date.

  5. Step 5

    Completion at the notary

    You sign the title deed, the escritura, in front of a notary. You pay the balance, the keys change hands and the sale is registered.

  6. Step 6

    After you complete

    We help you put the utilities, the community fees and the local taxes in your name, so your first months are calm.

What buyers ask us most

Do I need my own lawyer?

Yes. We always recommend an independent lawyer who acts only for you. We are happy to suggest a few English speaking firms and you choose.

How long does the NIE take?

It varies. With an appointment it can be quick, and it can also be done from your home country or by power of attorney. We guide you through it.

Can I get a mortgage as a non resident?

Often yes. Spanish banks lend to non residents, usually up to around 60 to 70 percent of the value. We can point you to brokers who work with foreign buyers.

How long does the whole process take?

From a signed reservation to completion is often around six to eight weeks. Cash purchases can be faster, mortgages a little slower.
